Roof Replacement

Questions about timing, process and what to expect when your whole roof comes off. See our roof replacement page.

How do I know if I need a new roof or just a repair?

You usually need a replacement when damage is widespread, shingles are curling or losing granules across much of the roof, or repairs keep recurring. A repair fits isolated damage on an otherwise sound roof. An inspection of the shingles, flashing and decking is the only reliable way to tell. Call (979) 933-7583.

How long does a roof replacement take?

Timing depends on roof size, pitch, weather and any repairs needed to the decking. Larger or more complex roofs take longer. Call us to discuss scheduling for your home.

What happens during a roof replacement?

In general, a replacement involves removing the old roofing, checking the decking, replacing damaged boards, installing underlayment and flashing, then installing the new roof system and ridge components. Your estimate should spell out each step for your specific home.

Can you put new shingles over old ones?

Sometimes, but it is often often not the right choice. Layering hides the deck condition, adds weight and can shorten the life of the new roof. Local codes may limit the number of layers. Ask any roofer to inspect the existing roof before recommending anything.

Do I need to be home during a roof replacement?

Usually not for the work itself, but you will want to be reachable for questions. Move vehicles away from the house, and take down fragile wall hangings because hammering can shake the structure. Ask your contractor what to expect before work begins.

What is included in a roof replacement estimate?

A good estimate lists the shingle or roofing product, underlayment, flashing, ventilation, removal and disposal of old material, and how decking repairs are handled. Ask what happens if rotten wood is found. Compare estimates line by line, not just by total. Call (979) 933-7583 to request an inspection and estimate.

Roof Repair

How to spot leaks and decide between a repair and a bigger project. See our roof repair page.

How do I find where my roof is leaking?

Start inside: look for ceiling stains, then check the attic for damp insulation or wood. The leak is often uphill from the stain, near flashing, vents, valleys or chimneys. A professional inspection traces the path of the water. Do not walk on a wet or steep roof yourself.

Can missing shingles be repaired instead of replacing the roof?

Yes, if the rest of the roof is in good condition. Missing or lifted shingles can often be replaced individually and sealed back down. Matching color on an older roof can be difficult, and widespread aging may make a full replacement the better value. An inspection will tell you which applies.

What are common signs I need roof repair?

Common signs include missing, cracked or curling shingles, granules in the gutters, dark stains on ceilings, daylight in the attic, sagging areas and damaged flashing around chimneys and vents. Small problems tend to become leaks, so earlier is usually easier. Call (979) 933-7583 to schedule an inspection.

Is a small roof leak an emergency?

It can be. Even a small leak can soak insulation, stain ceilings and promote mold if it continues. Place a bucket, move belongings and call a roofer. If water is coming through light fixtures or the ceiling is bulging, stay clear and call a professional right away.

Can you repair flashing around a chimney or vent?

Yes, flashing repair is a common roofing task. Flashing seals the joints where the roof meets chimneys, walls and vents, and failures there cause many leaks. Repairs can involve resealing, replacing sections or reworking the flashing. We inspect it as part of any leak diagnosis.

Storm & Hail Damage

What to do after hail or wind hits. For storm damage, we inspect, photograph and document damage you can share with your insurance company. See our storm damage page.

How can I tell if my roof has hail damage?

Look for bruised or dented shingles, missing granules that expose the mat, dents in vents or gutters, and spatter marks on metal. Hail damage can be hard to see from the ground. A roof inspection with photos is the most dependable check. Call (979) 933-7583 to schedule one.

What should I do right after a hailstorm?

Make sure everyone is safe, take photos from the ground, note the date, and contact your insurance company about your policy. Cover obvious openings if you can do it safely. We inspect, photograph and document damage you can share with your insurance company.

Does Revive Roofing file my insurance claim?

No. You file and deal with your insurance company directly. Texas law prohibits roofing contractors from acting as public adjusters on jobs they perform (see the Texas Department of Insurance guide, Roofing and insurance: Know the law, at tdi.texas.gov). We inspect, photograph and document damage you can share with your insurance company.

How large does hail have to be to damage a roof?

There is no single size. Damage depends on hailstone size, wind, the roofing material, its age and its condition. Older shingles can be damaged by smaller hail than newer ones. Because damage is not always visible from the ground, an inspection after any significant hail event is worth doing.

How long do I have to report storm damage to my insurance company?

Deadlines come from your policy and Texas law, and they vary, so check your policy and contact your insurer promptly after a storm. The Texas Department of Insurance explains policyholder rights at tdi.texas.gov. Waiting can complicate a claim, so do not delay once you notice damage.

Can wind damage a roof without hail?

Yes. Strong wind can lift and crease shingles, break the seal strips, tear off ridge caps and drive rain under loosened edges. Look for shingles in the yard and rows of creased tabs. Wind damage often starts at roof edges, corners and ridges. We can inspect and document it.

Is Texas really the hail capital of the country?

Insurance industry data consistently ranks Texas among the states with the most hail damage. Even in the Brazos Valley, regular roof inspections are a smart habit.

Inspections

What an inspection covers and when to schedule one. See our roof inspection page.

What does a roof inspection include?

A typical inspection covers the shingles or roofing surface, flashing, vents, valleys, gutters and, when accessible, signs of moisture in the attic. We photograph problem areas and explain what we find. Scope can vary by property type.

How often should I have my roof inspected?

A good rule is every few years, plus after any major hail or wind storm. Older roofs benefit from more frequent checks. Regular inspections catch small problems early and give you a clear record of your roof's condition over time.

Should I get a roof inspection before buying a house?

Yes. A roof inspection shows the roof's condition and helps you estimate its remaining life, which affects your budget and negotiating position. A general home inspector may note roof issues, but a roofing contractor can look more closely. Call (979) 933-7583 to ask about scheduling.

Can I inspect my own roof?

You can check from the ground with binoculars and from inside the attic, but climbing a roof is dangerous, especially when wet or steep. Look for missing shingles, stains, sagging and debris. A trained inspector can see details you would miss and can work safely at height.

What are warning signs I should schedule an inspection?

Schedule one if you see missing or curling shingles, granules in the gutters, ceiling stains, higher cooling bills, or after hail or high wind. Even without symptoms, an inspection is wise on a roof that is more than ten years old. Call (979) 933-7583.

Gutters

How gutters protect your roof and when to replace them. See our gutter replacement page.

How do I know it is time to replace my gutters?

Gutters may need replacement when they sag, split at the seams, pull away from the fascia, rust through or overflow even after cleaning. Water spilling behind gutters can rot fascia and damage siding. An inspection can help you decide whether repair or replacement makes more sense.

Do gutters really matter for my roof?

Yes. Gutters carry water away from the roof edge, fascia and foundation. When they clog or fail, water can back up under shingles, rot wood and pool near the slab. Proper drainage is part of a healthy roofing system, so gutters are worth a look during a roof inspection.

Can you install gutters at the same time as a new roof?

Doing both together can be practical because the roof edge and fascia are already exposed. Ask us about gutter replacement when you request a roof estimate.

How often should gutters be cleaned?

At least twice a year, and more often if you have large trees nearby, which is common across the Brazos Valley. Clogged gutters overflow and hold moisture against the roof edge. Clean them after heavy leaf or pine needle drops and check them after big storms.

Commercial Roofing

Answers for business and property owners. See our commercial roofing page.

Does Revive Roofing do commercial roofing?

Yes, commercial roofing is one of our services. Call (979) 933-7583 with the building type, roof size and what you are seeing, and we will talk through next steps.

What kinds of commercial roofs are there?

Common commercial roof types include low-slope membrane systems, built-up roofs, metal roofs and, on some buildings, shingles. The right choice depends on the building's slope, use, budget and local codes. Tell us about your building when you call.

How do I schedule commercial roofing work with minimal disruption?

Tell us your business hours, access limits and sensitive areas when you call, and we will talk through scheduling with you.

Are commercial roofs inspected differently from home roofs?

Yes. Commercial roofs are often flat or low-slope, so inspectors look closely at seams, drainage, ponding water, penetrations and rooftop equipment. Different materials show wear differently. Regular inspections help business owners plan repairs and budgets before small problems become leaks.

Materials

Shingles and impact-resistant products, explained in general terms.

What is the difference between architectural and 3-tab shingles?

Architectural shingles are thicker, laminated and have a dimensional look, while 3-tab shingles are flat, thinner and uniform in pattern. Architectural shingles are generally more durable and are the more common choice today, while 3-tab is typically less expensive, so budget and goals both matter.

Do you install Owens Corning shingles?

Yes. Revive Roofing Solutions is an Owens Corning Preferred Contractor. Ask us which Owens Corning shingle options fit your home and budget.

Do you install TAMKO shingles?

Yes. Revive Roofing Solutions is TAMKO Pro Certified (Gold). Ask us which TAMKO shingle options fit your home and budget.

What are impact-resistant shingles?

Impact-resistant shingles are tested by dropping a steel ball on the shingle to simulate hail, and Class 4 is the highest rating in that test. They are designed to resist cracking under impact. Some insurers offer discounts for them, so ask your insurer. Ask us about impact-resistant shingle options.

Will impact-resistant shingles stop all hail damage?

No. Impact-resistant shingles resist impact better than standard shingles, but very large hail, high wind and the age of the roof can still cause damage. Ask the manufacturer for its written product terms before you decide.

Is a metal roof a good choice in Texas?

Metal roofs can be a good choice for some buildings. They shed rain and resist fire, and many ranch and rural owners choose them. They can dent in large hail and often cost more up front. Compare options with a roofer who installs the system you are considering.

What roof is typical for a barn or metal outbuilding?

Barns and shops are commonly covered with metal panels. Panel gauge, fasteners and sealed laps matter. Ask your contractor about experience with that type of structure.

What is underlayment and why does it matter?

Underlayment is the water-resistant layer between the roof deck and shingles. It gives a second line of defense if wind-driven rain gets past the shingles. Along with flashing and ventilation, it is a key part of a roof system. Ask your estimate to specify the type used.

Costs & Financing

How costs are determined, and how financing works through Enhancify, a third-party lender. See our financing page.

How much does a roof replacement cost?

Prices vary widely with roof size, pitch, materials and repairs, so we do not publish figures. Call (979) 933-7583 to request an estimate.

What affects the cost of a new roof?

Roof size and pitch, the material you choose, the number of layers to remove, decking repairs, flashing and ventilation work, and access all affect the price. Complex rooflines with valleys and dormers take more labor. An inspection and written estimate show where your price comes from.

Do you offer financing for roofing?

Yes. We offer financing through Enhancify, a third-party lender. Checking your options does not affect your credit, and the lender sets approval and terms. Ask us how to get started when you call (979) 933-7583, or see our financing page for more details on how the process works.

Does checking financing options hurt my credit?

No. Checking your financing options through Enhancify does not affect your credit. Enhancify is a third-party lender, and the lender decides approval and sets the terms. Review the terms and any disclosures carefully before accepting anything, and ask us if anything about the process is unclear.

Why do roofing estimates vary so much?

Estimates vary with materials, scope, how much decking repair is included, ventilation and flashing work, and the contractor's methods. A low bid may leave out items. Compare line by line, ask what is included, and get everything in writing before you sign.

Is it cheaper to repair a roof than replace it?

A repair costs less up front, but it is not always cheaper over time. If the roof is old or damage is widespread, repeated repairs can add up and replacement may be the better value. An inspection helps you compare both paths with real information.

Insurance & Texas Law

What Texas law says about deductibles and who deals with your insurer. For official guidance, see the Texas Department of Insurance at tdi.texas.gov.

Can a roofer waive my insurance deductible in Texas?

No. Texas Business & Commerce Code 27.02 prohibits contractors from waiving, rebating or absorbing your insurance deductible. Be cautious of anyone who promises otherwise, and read the Texas Department of Insurance's Roofing and insurance: Know the law guide at tdi.texas.gov.

What is Texas Business and Commerce Code 27.02?

It is a Texas law that makes it unlawful for a contractor to pay, waive or rebate a homeowner's insurance deductible, and it requires certain contracts to include a notice. The Texas Department of Insurance explains it at tdi.texas.gov.

Does Revive Roofing negotiate with my insurance company for me?

No. Homeowners deal with their own insurance company. Texas Insurance Code 4102.163 prohibits roofing contractors from acting as public adjusters on properties they work on; see the Texas Department of Insurance at tdi.texas.gov. We inspect, photograph and document damage you can share with your insurance company.

Can a roofer act as a public adjuster in Texas?

Not on a property where they provide or may provide contracting services. Texas Insurance Code 4102.163 prohibits it. The Texas Department of Insurance warns against contractors who offer to negotiate claim settlements or say they represent policyholders. See tdi.texas.gov for details.

Will I owe anything out of pocket if insurance covers my roof damage?

Your policy determines your deductible, and Texas law prohibits contractors from paying, waiving or absorbing it (see tdi.texas.gov). Be wary of any offer that sounds too good to be true. Your insurer decides what is covered, and you deal with them directly.

Who decides if my storm damage is covered?

Your insurance company decides coverage under your policy. A roofing contractor cannot make that decision for you. We can inspect, photograph and document damage you can share with your insurance company. Questions about your rights can go to the Texas Department of Insurance at tdi.texas.gov.

How do I spot a roofing scam after a storm?

Warning signs include door-to-door pressure, demands for full payment up front, promises to waive your deductible, and anyone who says they will handle your claim. Texas law forbids waiving deductibles. Check reviews, get a written estimate, and report concerns to TDI at 800-252-3439 or the Texas Attorney General.

Where can I learn about my rights as a Texas policyholder?

The Texas Department of Insurance publishes consumer guides, including Roofing and insurance: Know the law, at tdi.texas.gov. You can also call TDI at 800-252-3439 with questions or complaints. Read your own policy carefully for deductibles, deadlines and coverage details, and keep copies of all paperwork.

Permits & HOAs in the Brazos Valley

Permit and HOA basics across our eight-county service area, including Brazos County and the surrounding counties.

Do I need a permit to replace my roof in College Station?

Yes. The City of College Station requires a building permit for residential re-roofing that replaces shingles, or decking and shingles. Contractors must be registered with the city, and an inspection follows the work. Call Planning & Development Services at (979) 764-3570 to confirm current requirements.

Do I need a roofing permit in Bryan or other Brazos Valley cities?

It depends on the city. Many incorporated cities require a permit or contractor registration, and rules change. Check with your city's building office before work begins.

Do I need a roofing permit in unincorporated areas?

Often there is no city permit outside city limits, but Texas counties have limited building authority and rules vary. Confirm with your county before you start. We serve the Brazos, Grimes, Burleson, Washington, Robertson, Madison, Walker and Montgomery county areas.

Does my HOA need to approve a new roof?

Often, yes. Many HOAs review shingle style, color and sometimes material before any work starts. Check your covenants and submit your choice for approval first so there are no surprises. Allow extra time for review.

Who pulls the permit, me or the roofer?

It varies by city. In College Station, a hired contractor must be registered with the city and the work needs a permit. Ask any contractor who will handle the permit, get the answer in writing and confirm it with your city.

Texas Climate & Roof Lifespan

How heat, hail and trees affect roofs in this region.

How long does a roof last in Texas?

Lifespan depends on the material, installation, ventilation and weather. Asphalt shingle roofs in hot, hailstorm-prone Texas can wear out sooner than in milder climates. Regular inspections help you plan.

How does Texas heat affect roofing?

Sustained heat and sun dry out asphalt, cause granule loss, curling and cracked sealant strips, and stress flashing and vents. Attic ventilation helps reduce heat buildup under the roof. Heat damage tends to be gradual, so regular inspections catch it before leaks start.

What kind of storms hit the Brazos Valley?

The Brazos Valley sees spring thunderstorms with wind and hail, hot humid summers, and heavy rain when Gulf tropical systems move inland, so local roofs face real weather stress throughout the year.

Do trees damage my roof?

Yes. Falling limbs can puncture shingles, and leaves and pine needles hold moisture and clog gutters. Shaded slopes stay damp, encouraging moss and algae. Trim overhanging branches and keep gutters clear. Homes in Walker, Madison and Montgomery counties see this often.

Does attic ventilation affect how long my roof lasts?

Yes. Poor ventilation traps heat and moisture, which can age shingles faster and cause condensation in the attic. Good intake and exhaust ventilation helps keep the house more comfortable. Ventilation is part of what a roof inspection can look at.

When is a good time of year to replace a roof in the Brazos Valley?

Roofs can often be replaced much of the year here. Mild, dry days are ideal, but storm season can affect schedules. Do not wait for a leak, as a planned project is easier than an emergency.
